Why as-built differs from design drawings
Design drawings describe an intention. As-built documentation describes an outcome. Between the two sit decades of alterations, ad-hoc extensions, rerouted services, replaced openings and undocumented interventions — all of which affect cost, feasibility and programme.
On Mallorca this gap is common. Properties change hands, drawings are lost, extensions are built without updated documentation, and the file a new owner receives rarely matches the building on site.
What we document
The scope is agreed per project. In most cases we record the complete interior envelope, vertical circulation, ceiling and floor levels, visible technical installations, facade geometry and immediate external areas.

How the documentation is used
Architects use it as the base for existing-condition drawings. Contractors use it to check assumptions before pricing. Owners keep it as the definitive record of the property at a known date. Because the capture is dated, it also establishes a clear before-state ahead of works.
Questions
- We have old plans. Is a scan still worth it?
- In most cases yes. Existing plans can be checked against the capture, and the differences are usually where the project risk sits.
- Can you work directly with our architect?
- Yes. We agree deliverable formats with the design team before capture so the data lands in a usable state.
- How current does documentation stay?
- A capture reflects a specific date. For buildings undergoing works, many clients commission a second capture at a defined milestone.
