Capture data prepared and handed over so your modelling team can build an existing-condition BIM model efficiently.
Our role in a scan-to-BIM chain
Scan to BIM has two halves: capturing the building, and modelling from the captured data. We provide the first half to a standard that makes the second half efficient, and we coordinate with whoever is doing the modelling — your practice, an external BIM team, or a partner.
Where a full modelling service is required, we discuss it as a separately scoped element of the project rather than implying it is included.
Preparing capture for modelling
Modelling efficiency is decided on site. Scan density, position spacing, coverage of ceilings and service zones, and consistency of capture around complex geometry all determine how much interpretation the modeller has to do later.

Level of detail expectations
Capture data supports modelling of the visible building fabric. Concealed structure, buried services and elements behind finishes are not captured and must be established by other means. We state these limits explicitly so they are not discovered mid-project.
Questions
- Do you produce the Revit model yourself?
- Modelling is scoped separately. We deliver capture data prepared for modelling and coordinate with the team producing the model.
- Which level of detail can be modelled from the data?
- Visible fabric and geometry can be modelled reliably. Concealed elements cannot be derived from surface capture.
- Can you capture MEP zones?
- Visible and accessible installations are captured. Enclosed risers and concealed runs are not.
