What a building scan produces
A 3D building scan records the geometry and visual condition of a property in a single coordinated capture session. Instead of a set of photographs and a tape measure, you receive a spatially coherent record of the building: rooms, openings, ceiling heights, wall runs, level changes, technical installations and finishes, all in their real relationship to one another.
The capture is carried out with a Matterport Pro3 LiDAR camera from a series of scan positions. Each position records distance data and high-resolution imagery, and the positions are registered into one continuous model of the building.
How a capture day works
Most properties are captured in a single visit. We agree access, sequence and any areas that must remain private, then work through the building floor by floor with minimal disruption. Furniture is generally left in place; the objective is to document the property as it is, not to stage it.

Which buildings this suits
Scanning is most valuable where a building is complex, irregular, historically grown or simply not well documented. Traditional Mallorcan fincas with thick stone walls and non-orthogonal geometry benefit particularly, as do contemporary villas with extensive glazing, split levels and integrated technical systems.
Very large sites are captured over several sessions and scoped accordingly.
Questions
- How long does a scan take on site?
- A typical villa of 300–500 m² is usually captured within a single working day. Larger estates, hotels or buildings with many small rooms take longer and are planned in advance.
- Do occupants need to leave the property?
- No. We work around occupants and can exclude defined rooms entirely. The building does not need to be emptied.
- Is this a certified survey?
- No. This is professional reality capture and existing-building documentation. Where a certified or very high-precision survey is legally required, a specialist surveyor should be engaged; our documentation can complement that work.
